Ytech has proposed breaking ground on a 70-story tower in Miami’s Brickell Financial District that will be partially powered by solar energy.
The Miami-based developer, led by CEO Yamal Yidios, is building the 195-unit the Residences at 1428 Brickell. It will be located on the 1.15-acre site at 1428 Brickell Ave., replacing a former BankUnited office building.
The standard condos will range from 1,800 to 4,000 square feet, and they’re priced from $3 million to $7 million. There are a select number of penthouses measuring from 4,000 to 10,000 square feet, with prices starting at $8 million and hitting $60 million for the largest penthouse with 30-foot ceilings and seven bedrooms.
The developer said no short-term rentals will be allowed. The building is more than 50 percent pre-sold.
“This marks a significant milestone as we work to deliver a project that exemplifies an unparalleled level of design, extraordinary craftsmanship, and meaningful innovation,” Yidios stated. “We will deliver residences that are best-in-class and sincerely thank the broker community and buyers from around the globe for their confidence in us to bring this vision to life.”
This will be the first condo in Miami to be partially powered through photovoltaic glass solar energy. Ytech said the “solar backbone” with nearly 20,000 square feet of photovoltaic glass will produce up to 175,000 kWh of energy annually to reduce CO2 emissions.
The condo will have about 80,000 square feet of amenities, including the top three floors. That would include three pools, a 10,000-square-foot gym, an indoor/outdoor yoga room, a wine and fine art lounge, office suites, a private dining room, a wellness bar, a spa, a children’s room, a movie room, and guest suites.
Ytech expects to complete the Residences at 1428 Brickell in 2028. Massachusetts-based John Moriarty & Associates is the general contractor. Miami-based Arquitectonica designed the building. Cervera Real Estate is leading the sales efforts for the developer.
“An ultra-luxury project like the Residences at 1428 Brickell reaching this construction milestone so quickly is powerful,” stated Alicia Cervera Lamadrid, managing partner of Cervera Real Estate.
The developer acquired the property in 2017, launched sales in 2022 and obtained a $104 million loan in March.
